We want to thank you in advance for your interest in Valley Management Services. Our company offers full-time management and tenant-placement services for commercial and residential properties. Below is a brief description of all the services that our company has to offer. Full-Time Management Fees and Services
We charge a non-refundable fee of $50.00 which covers the file setup, computer setup, typing the agreement, property information and evaluation and the setting up for all payments. The management fee to initally place a new tenant is 25% of the total monthly rent collected for the first month and 9% of the toal monthly rents collected (minimum of $50.00) thereafter.
Our services include advertising your rental on our rentals lists, advertising signs, hotline and website, gathering and processing all applications, typing and executing rental contracts, collecting the first month's rent and security deposit in guaranteed funds, dispering the money and doing all move-in and move-out inspections. We also provide a minimum of once a year interior inspections with follow-ups to both the tenants and owners on the condition of their properties. We also offer all monies paid to be directly deposited to the bank or mailed to the owner along with a monthly income statement.

Tenant Placement Management Fees and Services
We charge a non-refundable fee of $50.00 which covers the file setup, computer setup, typing the agreement, property information and evaluation and the setting up for all payments. The management fee for tenant placement is 50% of the total monthly rent collected for the first month. Tenant placement is for an owner who prefers to manage their own property but would like assistance in locating, screening and placing prospective tenants into their home. All of our services are the same as full-time management for the move-in process. We will be more than willing to provide additioanl services at $80.00 per hour.

After obtaining the addresses of the rentals, we ask that each potential tenant drive by and view the exterior of the property prior to calling for an appointment see the interior of the property.

There is a $25.00 Application Processing Fee for each applicant which is all persons wanting to live in the house over 18-years old, as well as, each cosigner.
Important - All Perspective Tenants Please Read:
If you are interested in any of our rental properties, please first drive by the unit. PLEASE DO NOT DISTURB THE TENANTS! AFter driving by, please call to request an appointment to see the interior. If you wish to rent a unit, each individual adult (anyone over the age of 18-years old) must complete an application. A non-refundable fee of $25.00 per person and a picture identification card is required in advance to process your application. If a cosigner is needed, he or she must also fill out a cosigner application and agreement, pay the $25.00 processing fee and provide a picture identification cared. Applications will be processed upon receipt of all information. Upon acceptance of an application, a Holding Deposit will be collected in GUARANTEED FUNDS (Cash, Cashier's Check or Money Order). NO PERSONAL CHECKS WILL BE ACCEPTED FOR THE MOVE-IN PROCESS. The NON-REFUNDABLE Holding Deposit will be converted to the Security Deposit upon move-in when applicable. Prior to move-in, the Tenant or Tenants will pay the FULL FIRST MONTH'S RENT AND THE SECURITY DEPOSIT, AGAIN IN GUARANTEED FUNDS. There is a $200.00 Pet Deposit per pet that will be collected in addition to the Security Deposit if a pet is accepted. The Pro-Rated Rent if the move-in occurs on any day other than the first of the month is due on the FIRST of the following month after move-in. RENT IS DUE ON THE FIRST OF EACH MONTH AND LATE ON THE SECOND OF EACH MONTH.
